I'm not a real estate guy and I don't know a lot about it so your opinion's interest me.



What do you think?

Approximately 2300 sq feet

Over 300K but less than 350K

5.875% on a 30 yr. fixed

no slab/termite issues

not a beater but rather a paint and landscape house

I would go for it, provided there are not any major issues. I'm in escrow on a short sale right now out in La Mesa, 1200sq ft, on an 8100 sq ft lot below 275k. No major issues to be had after house inspection. I would say if you can buy now, it's better to buy on the down stroke as opposed to the upswing. Plus its getting harder and harder to qualify for a loan, no matter how good your credit is... True nobody knows when the bottom will be, but I KNOW I got a better deal than the family that had it before me


A lot of people are afraid to react because of the uncertainty, but I would hate to look back at this time, and WISH I would have jumped in at prices like this.

try zillow.com and take a look at the properties in the general area around it to get some idea of comps,look for the recently sold stuff.best bet is probably to spend 3 or 4 hundred bucks on an independent appraiser,there should be plenty of those looking for work.
